Kayla Simmons

Kayla moved to Auburn in 2018 upon graduating from Point University with a degree in Business Administration. It didn’t take her long to realize the culture of the Auburn / Opelika area was like no other. She quickly fell in love with the “Loviest Village on the Plains” and eventually even converted to being an Auburn fan!
Her career began in the corporate business field specializing in restaurant development. It was here that she learned the basics of both real estate and commercial construction, although her greatest take away was recognizing the impact an individual is able to make on one’s personal journey
Her true love for real estate developed when she realized it was a field that combined a few of her passions- meeting new people, learning their stories, and helping them reach their personal goals.
Growing up just miles north of Lee County, Kayla is knowledgeable about the local area and eager to assist you in the home buying process. Whether you are purchasing your first home, ready to upgrade, or investing in property, Kayla is eager to make the process easier for you!

Carter Pair

Carter moved to Auburn in 2010 upon transferring from Columbus State University to Auburn University. Carter’s passion for the Auburn area runs deep. At an early age his desire to go to Auburn and follow the legacy of his father and grand-father was rooted.
His career began in the logistics industry with DHL Supply Chain specializing in Warehouse Operations. It was here that he learned time management and operations excellence, although his greatest take away was recognizing the impact an individual is able to make on one’s personal journey. DHL’s “Do it Right the First Time” motto has made a lasting impact on his desire to deliver results to the customer.
His true love for real estate developed overtime when he realized it was a field that combined a few of his passions—meeting new people, learning their stories, and helping them reach their personal goals. Carter also developed his passion for real estate growing up working on investment properties with his family.
Growing up just miles away in Columbus, GA, Carter is knowledgeable about the local area and eager to assist you in the home buying process. Whether you are purchasing your first home, ready to upgrade, or investing in property, Carter is eager to make the process easier for you!
In addition to real estate, Carter enjoys spending time with his wife, son Colton, and his two dogs, Reece and Copper. Some of his favorite hobbies include catching large-mouth bass with Colton, taking the family out hiking, beach trips, cheering on Auburn athletics, and relaxing at the lake with family and friends.

First Time Home Buyers
It may be your dream to own a home, but are you financially prepared for it? Are you mentally prepared for what it means to own a home? These are a few questions that you should ask yourself.
Are you truly ready to buy a home?
Buying a home leads to changes for the better—like decorating and modifying your space—but there is more to it than that. You will have to maintain your home over the years. Part of what you make each year will go toward home maintenance and repairs. Yes, there are great rewards to home ownership, but make sure to consider the risks, as well.
How much can you afford to spend?
Sometimes it is frustrating to see that your current salary does not allow you to buy your dream home. You want your home to be a point of pride—a place to call your own. However, if you must sacrifice a large part of your monthly income to pay the mortgage, it will quickly feel like a burden. Be realistic about your finances—perhaps a modest home is a better investment now, if it means that you can still enjoy some financial freedom.
What is your debt-to-income ratio?
Lenders take the debt-to-income ratio very seriously. You do not want your debt to be more than 40 percent of your income. You also do not want your housing debt to be over 32 percent of your income. What 32 percent of your income is going to purchase will depend, in part, on where you are willing to live. If you want to live in a rural area or are okay with an up-and-coming area, rather than a popular area, you could afford much more space. If you want to live downtown or live in other highly sought-after urban areas, your money might not stretch as far.
What are you comfortable with?
How do you feel about completing your own repairs? Having to clear your own gutters? What about taking care of your lawn each week? Would having to obey rules about where the garbage can is placed bother you, or would you feel comfortable living somewhere that had rules about that? That is going to help you determine what sort of place is right for you.
Looking to Upgrade or Downsize?
If you are planning to buy a new home, there are many things to consider. Are you going to upgrade? Or will you move into something larger and more expensive? Or are you hoping to downgrade to something smaller and more affordable? There are pros and cons to each decision.
Pros and Cons to Upgrading
Pros:
- There is room to grow—especially if you may want or expect more members in your household.
- Do you need to work from home? You can easily have a home office or a playroom.
- You have more than enough space to entertain guests.
- You have more storage space available.
- The resale value of the home will be higher.
Cons:
- Your home will have a larger price tag.
- Your home will be more expensive to maintain.
- Your utility bills will be higher.
- Any needed repairs will be more expensive.
- You will need to spend more money to furnish and decorate your home.
Pros and Cons to Downgrading
Pros:
- Your monthly cash flow will be more flexible.
- You do not need to clean as large an area.
- Your home will be more affordable to maintain.
- Your utility bills will be lower.
Cons:
- You have less space available if your family grows.
- You have less storage available.
- You have less space to entertain guests.
- The resale value of the home will be lower.
